For small landlords

The 9 PM text, handled.

Tenants text FixLine about a repair. FixLine screens for danger, finds a vetted vendor, and approves the job only inside limits you set.

Fast inside your limits Frozen outside them

AI summarizes messy messages. Fixed rules you choose decide money. Every dollar is logged for tax time.

A midnight repair request, handled while you sleep

A ~50-second product walkthrough — not a live account.

Midnight AC text. Vendor blocked for an expired license. Quote auto-approved under the limit.

How it works

From a tenant's text to a logged repair

Short steps. The first reply always says FixLine is an automated assistant acting for the owner.

  1. Intake

Tenants text or email FixLine. Matched to your roster.

  2. Safety screen

Gas, fire, CO, flooding, and sparking go straight to emergency.

  3. Triage

Quick "try this first," then trade, urgency, and a short summary.

  4. Vetted vendors

Only vendors that pass every check are contacted.

  5. Quotes

One quote, or a second when the job is large enough.

  6. Approvals

Small jobs auto-approve. Bigger ones need your one-tap OK.

  7. Scheduling

Visit windows with reminders and quiet hours respected.

  8. Tax-ready ledger

Logged per home with receipt and 1099 tracking.

What the AI doesReads messy texts. Proposes trade, urgency, summary, and confidence. Never sees payment data. Cannot approve, pay, or change rules.
What the rules doCheck every money and vendor decision in a fixed order. The first stop wins, and the reason is logged.
Guardrails

You set the limits. FixLine stays inside them.

Figures are example defaults, not recommendations. You adjust each one, and every change is logged.

  • Auto-approveUp to $300Small eligible jobs go ahead.
  • One-tap approval$300–$1,500FixLine recommends. You tap OK.
  • Hard ceiling$1,500 per ticketNever approved above this. It asks you.
  • Monthly cap$1,000 per homeAuto-approvals stop at the cap.
  • TimeoutsNever a yesNo answer means FixLine holds or escalates.

Also frozen for you: confidence under 90%, duplicate repairs, invoices above quote, and vendor license or insurance problems.

Vendor vetting

Only vetted vendors get the job

Use vendors you already trust. Fail any check and they're blocked, not contacted.

  • LicenseChecked against the state's public lookup
  • General liability$1M / $2M (example default)
  • W-9 on fileNo W-9, no payment approval
  • Rating 3.5+From owner and tenant feedback
Life-safety handling

Safety instructions first. Always.

Gas, fire, CO alarms, flooding, sparking, and sewage backups skip troubleshooting. The tenant gets safety instructions first, and you're alerted right away, even in quiet hours.

  • Gas, fire, smoke, or CO: tenants are told to get out and call 911.
  • Only make-safe work is authorized in an emergency. Full repairs go through normal approval.
  • Never says a situation is safe
  • Never discourages a 911 or utility call
  • Never dispatches an uninsured vendor
Privacy

FixLine reads only what's sent to FixLine

What it collects

Messages sent to the FixLine number or email, and only the details a repair needs.

What it never does

Monitor phones or other accounts, or ask for SSNs, bank or card details.

No selling or sharing

Your data isn't sold or shared for advertising. Vendors see only what the job needs.

Retention limits, SMS consent (STOP / HELP), and vendor visibility are on the full privacy page (draft pending attorney review).

FAQ

Questions landlords ask

Can FixLine spend my money without asking?

Only inside limits you set. Small eligible jobs can auto-approve (example default: $300). Above that you get a one-tap request. Above your hard ceiling, FixLine always freezes. A timeout never becomes an approval.

Does FixLine pay vendors?

No. Early on, FixLine approves work but doesn't move money. You pay vendors directly. FixLine records the amount, approval, and receipt.

What happens when the AI isn't sure?

Under 90% confidence on trade or urgency, FixLine freezes and alerts you with its best guess. You decide.

Can I use my own vendors?

Yes. You add them. FixLine checks license (when required), liability insurance at your minimum, W-9, and rating. Failures are blocked automatically.

What happens in an emergency?

Life-safety issues skip troubleshooting. Tenants get safety instructions first. You're alerted immediately. Only make-safe work within the emergency allowance can be authorized.

What if a vendor damages something, or someone is hurt?

Any damage, injury, or insurance-claim report freezes the ticket and alerts you right away — even in quiet hours. FixLine preserves the record and doesn't admit fault. You decide next steps with your insurer and attorney.

Is FixLine a contractor or property manager?

No. FixLine is a software coordinator and record-keeper. Independent vendors do the work. You remain responsible for your property.

Do tenants know they're texting software?

Yes. The first message says FixLine is an automated assistant acting for the owner. Written SMS consent. STOP and HELP are honored immediately.

Does this replace my CPA or attorney?

No. FixLine suggests a Schedule E category and flags possible capital improvements for CPA review. It doesn't give tax or legal advice.

How much does FixLine cost?

$29/month for 1–4 doors, $59 for 5–10, $99 for 11–20. No per-ticket fee. No vendor markup. Not open for sign-up yet — join the waitlist. See pricing.

When can I use it?
